Default Price per square for buildout??

Hiya,

Myself and a friend are hoping to set up a gym. I need some help on the buildout price per square foot. I have a few of Thomas Plummer's books. The one I'm referencing the financial model from is "The business of fitness" (which is fantastic btw!). It says the build out should be between $30 and $40 per square foot. The book is a few years old so I am wondering if the guideline in the book could be out dated too? We are hoping to have an upmarket facility, 30,000 sq foot in a big metro area. I am wondering if we should be budgeting for a higher figure per square foot as it is an expensive area and we will (hope) have a high end facility.

I think the guidelines for everything else are ok, we can adjust accordingly as they are a percentage of the buildout so I want to make sure we get this right!

Or does anyone know what the guideline is or where I else I can find more up to date figures. I've been looking everywhere and haven't come up with anywhere yet.

Any help is really appreciated as I'm not sure where else to look..

Olimint, welcome. Plummer's stuff is pretty accurate. Actually, with the economy in the shape it's in you can probably negotiate some better prices because everyone is desperate for business.

I seem to remember Plummer pricing out higher-end facilities in high-rent areas. May be from a different book or one of his lectures... Can't remember. BTW, if you haven't seen the guy speak, you are really missing something. He's an outstanding presenter!

Check out my buddy Jared's franchise model: Go Performance and Fitness. Its a really solid business model that really resonates with my own training philosophy. It's relatively new so the set-up fees are still pretty low. There is franchise information on the bottom right shortcut.
